Bird Dog is an important role in the world of real estate investing. A bird dog is responsible to look for motivated sellers, undervalued deals, and/or local opportunities… etc., even do some initial due diligence, and then turn around and present the deals to potential investors, in exchange for a “finder’s fee.”

As a real estate investor, there are 3 possible strategies to be involved as a Bird Dog:
Become a Bird Dog
This is a very popular way for a newbie to get started in the real estate business. If you do not have a lot of capital to invest, or perhaps you are not ready to heavily invest capital yet, you can try to be a bird dog first. Unlike a real estate agent or broker, you will not need to get a license. All you need is some knowledge about the real estate market, your willing to put in some sweat effort, and good communication / presentation skills (to both sellers and buyers).
Sell to a Bird Dog
If you have a bunch of properties that you want to offload, but you do not want to go through the traditional MLS route, selling through a real estate agent, working with a local bird dog can be a possible alternative option for you. Some of the benefits include: Avoid paying for the hefty commissions, avoid open house and have strangers walk inside and commenting your house, and typically a faster transaction when working with a bird dog (and then the investor).
Buy from a Bird Dog
If you are an investor looking for deals, building relationship with a bird dog is usually a good thing. We are all in the business to make money, and not necessarily look for challenges. Bird dogs can help investors land deals faster, even with some due diligence already done ahead of time, saving you the investor time to analyze them. Just like real estate agents may have pocket listing which they like to present to their preferred clients first, bird dogs also have a similar system in which they will go to their preferred clients first when a deal first surfaces. If you work with a bird dog, make sure you strive for a win-win situation for both sides, and ultimately get onto their preferred client list so you can get notified on future new deals before everyone else.
